Do you want a quick house sale so you can get rid of that property, and to free up cash to move on? Everyone who is selling wants that, and sometimes the people who are selling don’t realize what is holding their property back.
One of the most effective uses of money is to hire a interior designer or decorator to help with staging and preparing your house for sale. Not all of us know why the couch doesn’t really look great in our room, is it the fabric? Is it the color? Is it the wall or carpet colou? Is it something else?? We go to professional plumbers when we have a problem with our plumbing, but for some reason we don’t go to the professionals when we are having problems with decorating, or having problems appealing to lots of buyers.
For a quick house sale here are some quick tips:
a. De-clutter counter / shelf space – most of us have too much stuff lying around, and it makes our space feel smaller: put the toaster, salt & pepper shakers, napkins, stack of mail, and utensils away in cupboards, and then look at your kitchen again – does it seem bigger?
b. Finish the half completed projects before worrying about doing more upgrades. Unfinished jobs or renovations devalue your house. Finishing these tasks is usually more valuable than an upgrading elsewhere. People are worried about the house falling apart, and dislike shoddy workmanship on the whole. They cannot see the potential.
c. Listen to your real estate agent! Before you decide on one, interview a couple of prospective agents, and see what price they would list your house for. You will get a good idea of what it is actually worth and you can decide on the best agent for you. After hiring the agent, set your price at what they recommended – don’t be greedy, this will only cause you stress, sell the house for what it is worth and move on.
d. Do some investigating on your own as to other listings in your area, drive or walk around and see what comparable listings are selling for. Don’t forget – is your house similar enough to be able to compare?
e. If you want a very quick house sale, and are willing to take a big risk, you could set up an auction with a low entry price, and sell to the highest bidder. There is definitely a substantial risk with this approach, but if you allow enough time to show the house to prospective buyers, it could fetch close to market price in one day. Be sure to ask your realtor what you’re getting into with this one, as the success will depend largely on the current market conditions.
